Nia Cooperative, LLC at the Rainier Brewery Project (where Tully's is
now housed) is seeking
artists for our remaining spaces. An overview:
   
  ~The units are warehouse spaces with 15 foot ceilings, concrete
floors and 8' by 10' windows.
The average size is 1250 sq ft, plus the possibility of a deck since
the ceilings are high. Each
space is a totally separate residential unit with its own kitchen and
bath; however, each
tenant/purchaser is a member of our co-op and will have the
responsibilities that come with that
(meetings, dues, committees, etc.)
   
  ~The units are available for rent with an option to buy. We will be
buying as a co-op, so
every member must be prepared to purchase. The rental price is $.75
per square foot and the
purchase price is $110 per square foot.  These prices were negotiated
several years ago and are
quite far below market price (the last appraisal over a year ago as-is
was $200/sqft).  They do
however take into account that we (the tenants/purchasers) will pay
for the bulk of the initial
build-out to residential status for our own units.  
   
  These initial costs are estimated to be between $10,000 and $12,000
per unit, and will get you
a full bathroom, kitchen (without appliances), heater, hot water
heater, electrical box, gas
drops and walls. In other words, each unit will be a full live/work
space built to Seattle City
Code. We ask that you do not contact us if you cannot afford the
up-front build-out costs, as
they are non-negotiable.
   
  ~Once accepted as a member, you will be required to pay a onetime
set of dues towards the
general operating fund for the LLC.  Remember, you are not just taking
on a unit at the Brewery,
but you are joining an LLC.  Essentially these dues are your "buy in"
to the company that owns
assets as well as a portion going towards your first months rent. 
Your initial dues are based
upon the size of your unit and your monthly share of common areas and
would range from
approximately $900-$1200. These dues are due in 3 installments.
