I've been thinking along the same lines, though I may be 6 months or a year away from a transition.

Hey, 
 
I'm shopping to buy a commercial space to do a live/work conversion. There are some great deals around, and surely more coming soon. There are a few large spaces that would be best done in partnership - though I'd want to split the property into distinct units so the mortgage risk is not shared.
 
If anyone is interested in doing this kind of thing, contact me off-list. 
 
One example is a 7300 sf space that could be split into four awesome pads, costing each person less than 200K.
